Independent buyer-side advisory · Sri Lanka

Invest in Sri Lanka, done properly.

Independent buyer-side advisory. Verified properties and businesses, the full legal process handled, free to buyers.

01 — Our position

We sell nothing. That is the point.

We hold no stock and we represent no developer. There is no inventory on our books that we need to shift, and no project whose sales targets we are quietly working towards.

We act only for the buyer. Our advice on a property, a business or a price is the same advice we would give if the answer were to walk away — because often it is.

We are paid a disclosed commission by the vendor, and only when your verified purchase completes. You are told the amount before you commit to anything.

Free to buyers. No conflict.

02 — Safeguards

How we protect you

01

Title verified before you see it

Independent lawyers confirm clean, marketable title before a deal ever reaches you. Nothing enters our list on a vendor’s word.

02

Capital that can come back out

Funds move through the official Inward Investment Account route, so your capital and any gains can be repatriated lawfully.

03

A named team on the ground

You get named local people in Sri Lanka who are accountable to you — not a call centre and not an inbox.

04

A reply within 4 business hours

We reply on WhatsApp within 4 business hours. Time zones are our problem to solve, not yours.

The De-Risked Buyer’s Guide to Sri Lankan Property (2026)

The document we wish every buyer had read first: the title traps, the repatriation rules, and the questions that make a vendor uncomfortable for the right reasons.

  • What clean, marketable title actually looks like — and how to check.
  • Moving money in so it can lawfully move back out again.
  • The costs nobody quotes you up front.
