Privacy


Plain English first: we collect the details you give us so we can send you the guide and call you back. We never sell your details, and no property seller ever receives them. That is the whole model. The rest of this page is the detail behind that sentence.

Who we are

Certus Ceylon is a registered business in Sri Lanka, and an independent buyer-side advisory for property and business acquisitions there. For anything on this page, contact us on WhatsApp via the button on this site.

What we collect, and why

What you give us through the enquiry form: your name, email address, country, budget band, area of interest (property, business, or both), timeline, and — if you choose to give it — a phone number. We ask for these so that the guide reaches you and so the first conversation is useful rather than generic. Providing them is your choice; the only consequence of not providing them is that we cannot send the guide or call you.

What you give us on WhatsApp or by email: whatever you choose to tell us in the course of a conversation, plus your phone number if you message us.

What we collect automatically: very little. This site currently runs no advertising trackers and no third-party analytics. Our hosting provider (Cloudflare) processes standard technical logs — IP address, browser type, pages requested — to serve and secure the site, as every host does.

What we do with it

We use your details to send you the buyer’s guide, to reply to you, to arrange and prepare for the conversation you requested, and — if you become a client — to run your property or business search. If you have asked for the guide, we may also send you a short series of follow-up emails with related information; every one of them includes an unsubscribe link, and unsubscribing stops them immediately.

What we never do: we never sell your details, rent them, or trade them. No vendor, seller, developer, or agent ever receives your identity or contact details. That is a structural rule of how we work, not a marketing line — buyer anonymity until the point you choose otherwise is part of the service itself.

Who processes your data on our behalf

Like any small firm, we use established service providers to operate:

  • Zoho — our form and customer-management system; your enquiry details are stored there.
  • Cloudflare — hosts this website and provides its security layer.
  • WhatsApp (Meta) — if you contact us on WhatsApp, that conversation is handled under WhatsApp’s own terms and encryption.
  • Email delivery — the guide and any follow-up emails are sent through a standard email service provider.

Each of these processes data under its own published safeguards. We choose providers with recognised security practices and give them nothing beyond what their function requires.

Where your data lives

We operate from New Zealand and Sri Lanka, and our service providers store data in their own data centres, which may be outside your country (including outside the UK and the European Economic Area). Wherever it is processed, we apply the same rule: your details are used only for the purposes on this page.

How long we keep it

If you enquire but do not become a client, we keep your details while the conversation is live and for a reasonable period afterwards in case you return, and we delete them on request at any time. If you become a client, we keep transaction records for as long as the law and good practice require, since property records may matter to you years later.

Your rights

Wherever you live, we honour the core rights: you can ask us what we hold about you, ask us to correct it, ask us to delete it, and withdraw consent to further contact at any time. If you are in the UK or EU, these correspond to your rights under UK GDPR / GDPR, and you also have the right to complain to your supervisory authority (in the UK, the Information Commissioner’s Office). To exercise any of these, message us on WhatsApp — deletion requests are actioned without argument.

Cookies

This site does not set advertising or analytics cookies. If that ever changes, this page will say so first, and anything non-essential will ask for your consent.

Children

Our services concern property investment and are not directed at anyone under 18. We do not knowingly collect children’s data.

Changes to this page

If we change how we handle your data, this page changes first and the “last updated” date moves. Material changes will be flagged plainly, not buried.
